Viewing
When you have found a property that you feel suits your requirement, you should arrange to view the property.
Noting Interest
If after viewing the property you decide that you are still interested it is important that you instruct your lawyer to note interest for you. You will then be kept informed of any closing dates or other developments relating to the property. Your solicitor will also be able to advise you on the appropriate tactics to secure the property.
Survey
The age of the property and type of building will be considered when deciding which type of survey is most appropriate. Your lawyer will be able to help you assess the report, and will advise you of any matters that should be considered before making an offer. The report will also highlight any structural work that has been previously carried out on the property.
Mortgage
Good mortgage advice is essential. A mortgage adviser will help you find the most suitable mortgage for your individual financial circumstances.
Negotiating Offer
Providing the survey and the finances are sorted, the next stage is to negotiate the offer. This will involve a discussion with your lawyer details of the offer you want to submit, which will include not only the price you want to pay for the property, but also the entry date and the fixtures and fittings to be included in the sale.
Submitting Offer
A written offer will be submitted to the seller through their agent. We will ensure that where a closing date has been set, your offer is lodged on time and in the most relevant format.
Success/Failure of Offer
The selling agent will advise your lawyer, whether the bid has been successful or not.
Exchange of Documents
Once your offer has been accepted it will be necessary to make arrangements for the property to change ownership, this involves the preparation of the transfer document.
Finance
Your lawyer will liaise with your lender or mortgage broker to ensure that all the finance is in place.
Activating Mortgage
The next stage is the preparation of the security (mortgage) document. The lender will instruct your lawyer to undertake this transaction.
Keys
Once the finance goes through on the date of entry agreed your lawyer will hand over the keys to your new property.
